Many aspire to donate to the causes they believe in, and Karl Pedersen has taken his promise a step further. A third-generation home builder, land developer, and accomplished entrepreneur. Talk about being in the right place at the right time, Pederson was invited to a dinner by a friend, Kris Lloyd of webmarkets (and parent company to Totally Boise), and that dinner happened to be with local non-profit group Boise Angels. After attending the influencer catered dinner, Pederson knew he had the power to make a huge difference for the organization.
Now a little over a year later, he has done just that. Teaming up with Totally Boise and various building contractors, Boise Angels received its largest-ever one-time donation in its history.
Who Is Karl Pedersen
Pedersen has had a long road to get to the point where he can rally so much support for the local non-profit causes that he believes in. While he has a family background in land development, Pedersen holds many academic achievements:
- A Bachelors in Finance
- Accredited Asset Management Specialist
- Masters of Science in Accounting
- Certification in Public Accountant
Along with his role as the Owner of Southwood Homes, Pedersen is also the CEO of Diversified Opportunity, Inc. When asked why he took on this astounding project to fundraise for the Boise Angels, Pedersen shared this,
“The mission behind Boise Angels truly resonated with me. From that night on, November 10, 2020, I knew there had to be a way I could show support. That’s when the idea of a house dedicated to the Boise Angels House came to be. I’ve been amazed to find local subcontractors who are more than willing to participate in this amazing initiative. Supporting Boise Angels and their mission will better our communities and be an investment in our future.”
We are humbled to work with someone as passionate about bettering his community as Pedersen is.

Southwood Homes
Using his own entrepreneurial presence in the Valley, Pedersen had the unique opportunity to rally support and raise funds for the Boise Angels organization. At Legacy Lot 41 in Eagle, ID, Pedersen and his team of subcontractors broke ground on their fundraising project in May of 2021. The housing build was completed in January of 2022 and is the home of a family excited to be a part of its heartwarming journey. To raise the money he wanted, instead of donating a home or building to the Boise Angels, he instead asked the collaborating contractors to donate a portion of their invoice from their work completed at the Lot 41 house.
These vendors include:
- Cutler Framing
- Franklin Building Supply
- Amp Electric
- Partners Insulation
- Hernandez Painting
- All Idaho Doors
- Western Idaho Cabinets
- Ferguson Enterprises
- Gutter Kings
- Great Floors
- Squeegee Boys
- Lilac Landscaping
- Contempo
- Country-side Design
Altogether, they raised $49,000 and awarded it to the Boise Angels organization at a ribbon-cutting ceremony in January.
Being an experienced builder, Pedersen knew which skilled and equally passionate contractors to include in the project from his time spent building Southwood Homes.
